Office lighting systems rarely need maintenance beyond period cleaning. Cleaning of lighting fixtures is important to help ensure lighting quality as the combined effect of equipment age and dirt depreciation can reduce illumination levels by 50% or more, depending on the application and the equipment used. For fluorescent lighting systems, you will need to replace lamps after 12,000 to 16,000 hours of operation. Group relamping, or the periodic replacing of all lamps in a system at a set interval, will help reduce maintenance costs. All luminaires should be cleaned annually. Lensed luminaires require periodic cleaning, and when they need to be replaced, the costs are relatively inexpensive. In addition, periodic cleaning or repainting of room surfaces will help ensure lighting quality. Cleaning the air supply vents will also reduce indoor air quality problems. Once in operation, a properly commissioned lighting control system needs only periodic maintenance to ensure optimum performance. Refer to the manufacturer's recommended recalibration and cleaning cycle for sensors and other equipment, and follow the schedule to achieve performance as designed. To ensure proper system operation, be sure to set the controls correctly during installation. If controls are set incorrectly, lights may go on unnecessarily, cutting into energy savings and perhaps distracting and annoying school occupants.
